The Operating Challenge
The community managed maintenance building by building. Site-based resources were expected to address daily resident requests, coordinate subcontractors, support recurring maintenance, and complete vacancy-related work at the same time. Because work type and complexity varied, the available technician at a building was not always the best match for the repair in front of them.
As demand increased, urgent resident needs, routine work, and unit-turn activity competed for the same capacity. Work prioritization varied by location, specialty providers were coordinated independently, and recurring service expectations were difficult to apply consistently across all ten buildings. The operating model placed a heavy coordination burden on site teams and created a greater risk of repeat visits, delayed follow-through, and uneven service quality.

The TDG Response

1. Daily work control
Centralized request intake, common priority definitions, daily scheduling, approval thresholds, and standard operating procedures established a consistent process for resident requests, urgent repairs, recurring work, and vacancy-related needs.

Mobile maintenance resources were aligned to common repair types, with carried inventory supporting recurring needs. More complex conditions could move through defined escalation paths to the appropriate HVAC, electrical, plumbing, door, or other skilled-trade support.
3. Unit-turn sequencing
Inspection observations, scope definition, approvals, material needs, trade dependencies, and repair scheduling were coordinated as a sequence. This gave site leadership better visibility into what remained between vacancy and unit readiness.
4. Vendor and procurement oversight
Specialty proposals could be reviewed for scope, price, sequencing, and technical fit. Consolidated procurement and provider coordination reduced the need for each building team to independently manage similar contractor relationships.
5. Account-level governance
A dedicated point of contact connected daily execution with client priorities, escalations, performance review, and process improvement across the full community.
